
Baldy Lake Developer Seeks Multi-Family Permit
The Baldy Lake Airpark Developer has requested a multi-family development permit through the Mat-su Borough Planning Department. It is an administrative permit issued for developments that meet certain specifications.
Construction began on the development in summer 2023 without appropriate permits from State and Federal entities. The developer now appears to be working to gain the appropriate permits.
Under the State’s condo platting provision, developers can proceed without seeking public input after that platting process is completed. However, condo plat developments must go through the Mat-Su Borough’s multi-family development permit process.
According to Borough Planning and Land Use Director Alex Strawn, the permit does not currently require a public hearing, though he says public input is always welcome. The permit does allow Planning staff to review plans and ensure the project has other appropriate permits moving forward.
Roads must meet Borough subdivision construction requirements. The Planning Department also reviews access points, an issue that has become apparent with other new developments in the Upper Valley during recent wildfires.
Strawn says the Planning Department can restrict or require more access to the development if there are specific issues. Those issues are if the development might pose a clear and present danger to public welfare, cause hazardous conditions, or there is a lack of emergency access. At the moment, Strawn says the bridges are a sticking point, especially for emergency vehicles.
The Planning Department is working with the Department of Public Works Engineers to determine what is needed for public safety.
